Acid Stained Floor at the Oregon Coast

In this project we were called in to fix a less than desirable attempt to apply a stain on the customers basement floor by another contractor. As you will see in the before and after photos, the difference in quality and appearance of one of our custom finishes is rather dramatic.

This beautifully designed vacation home in Manzanita, Oregon has a concrete slab, basement floor. With 1/4 inch saw cuts creating two foot squares, it was the owners desire to have the floor resemble terracotta tiles. We looked at this as the perfect opportunity to let our creative juices flow.

The first thing to do was to remove all of the old single colored stain that had been applied. We did this by diamond grinding the surface, taking special precautions not to damage the already installed base moldings and doors. Once the surface preparation was complete we masked off all of the woodwork, walls, and the adjacent finished flooring. To create the look and feel of grout lines we filled the saw cuts with a charcoal gray polymer modified cement and then ground it flush with the slab. After that we applied various colors of non-reactive stains. By layering the different colors and utilizing the naturally occurring variances in the slab itself, we were able to give the “tiles” a modeled or marbled look that’s common in actual tile. From there we applied two coats of a zero VOC water based epoxy.

The result: A stunning floor that looks and feels like tile, but has the durability of concrete. It was exactly what the owner wanted.

Garage Floor Coating – Two Tone Finish

In this video, we take on the task of restoring a poorly done garage floor coating completed by another contractor and replacing it with a long lasting, custom two tone finish.

Not all contractors go through the proper steps to ensure your new coating is done right from start to finish. The end result turns out to be less than desirable and won’t last nearly as long as it should; costing you more time and money than if it were done right in the first place. We start by preparing the surface, which includes routing out cracks and spalls and filling them with a rapid curing polymer. Then we “profile” the area using a diamond grinder and thoroughly clean the surface with our high-efficiency vacuum so we can apply our coating. Once we apply our moisture mitigating primer, we’ll add a full broadcast of decorative chips into the coating. After sufficient cure time, it’s finished with a clear polyurea topcoat. Epoxy Floor Coating Done Right for the Auto Industry

We were recently approached by one of the premier oil change facilities in the Portland, OR – Vancouver, WA area to come up with a solution to their flooring needs. As you can see in this first picture, the Auto Industry Epoxy Floor Coatinglow grade poly amide epoxy coating they had been using was not working out too well. Year after year their maintenance dept. would apply another coat of material over the top of the previous one, only to watch it peel and flake off during the coming year. Growing tired of this short term fix, they asked us for a long term solution to the problem.

What we proposed and ultimately installed is a high build epoxy-slurry system with a chemical and abrasion resistant urethane top coat. The result is a floor that not only looks fantastic, but will stand up to the consistent abuse it’s subjected to day after day.

Once the floor was completely degreased, we used a diamond grinder to remove the multiple layers of failing epoxy. After that we cleaned out (chased) all the cracks in the slab and filled them. From there we applied a moisture tolerant epoxy primer. After the primer, we applied a 100% solids epoxy slurry build coat. Once that had cured, we applied two coats of a chemical and abrasion resistant polyurethane.

They now have a floor that shines and is extremely easy to keep clean. Best of all, the maintenance dept. won’t have to come back anytime soon to apply another coat of material.

Professional Installation vs Do-It-Yourself

Very often homeowners want to know if a garage floor application is something they can tackle on their own. While it’s not impossible for them to find some success, sadly we find about eight out of ten of these do-it-yourself applications fail. The failures can be attributed to a variety of reasons, but the two most prominent ones are insufficient surface preparation and excessive levels of unseen moisture in the concrete.

As seen in the photo below, the coating was applied over a smooth concrete floor that had very little preparation done to it. The homeowner (actually a very good commercial painter by trade) followed the instructions on the can of materials he purchased from one of the big-box retailers not realizing that what he was doing would not work for the long term. He told us what we’ve heard from countless others attempting this on their own, “It looked great for about a month, but then it started to peel off and it’s been a nightmare ever since.”

Restaurant Flooring NW Portland Oregon

We were recently asked by a general contractor with whom we’ve done several projects for, to provide a variety of coatings to the floors of a restaurant in NW Portland. The owner had three simple requests; A clean look, a durable finish and one that would be easy to maintain.

In the dining room we ground the slab with a progressive series of finer and finer diamonds until we achieved a clean and uniform look. At this point we applied two coats of a clear water based epoxy in a semi-gloss finish to the surface. The result is a beautiful neutral gray color that lends itself perfectly to the surrounding architecture and is extremely easy to clean.

For the restrooms we did the same surface preparation to the concrete, but then applied multiple colors of a non-reactive stain prior to sealing it with the clear epoxy. The warm earth tones provide a great contrast to the lively colors in the wall tiles.

The kitchen, like most restaurant kitchens, required a long wearing coating that would hold up to the normal abuse associated with these spaces. It needed to be resistant to high heat in the cooking areas, refrigerated temps in the walk-in cooler, chemical attack in the dishwashing station, slip resistant throughout and still be aesthetically pleasing since this particular kitchen would be visible to the customers. We addressed all of these concerns by applying a double broadcast, colored quartz coating encapsulated in a polyurea resin. The results were exactly what the owner was looking for.
